The Heritage Real Estate, Inc marketing plan was formulated using our 22 years of experience selling homes and determining what works! It is a fluid plan; it adjusts to changes in the market, industry and technology. The Heritage Marketing Plan is proven, and outlines the specific steps and services our company and our sales associates will provide with the marketing of your home.

Marketing Plan

1.) Market Analysis
A Heritage Sales Associate will:
• Thoroughly inspect your home and outline all the important features and upgrades.
• Determine the Market Value of your property by doing a detailed written market analysis.
• Provide an estimate of the selling expenses to show your net proceeds.
• Execute a listing agreement authorizing Heritage Real Estate, Inc. to market your property.

2.) Property Enhancement
A Heritage Sales Associate will:
• Recommend repairs and improvements to sell your property for the highest price.
• Schedule and supervise the home enhancement program, with your approval.
• Suggest additional enhancement and repairs based on buyer feedback.

3.) Sales Program
A Heritage Sales Associate will:
• Schedule a member of our staff to take digital photos of your property including day/night and seasonal images for the MLS, Internet web sites, and media advertising.
• Accurately measure all interior rooms for use in our marketing.
• Install a high-security, computerized lock box to facilitate showings.
• Install a for sale sign on your property to generate buyer calls.
• Prepare and submit accurate information to the Multiple Listing Service (MLS).
• Schedule a member of our staff to create a High Definition digital video of your property. Including day/night and seasonal footage.
• Post video tour on MLS, Heritage Real Estate, Inc.com, and Realtor.com
• Feature your home on several websites including, Zillow.com, Trulia.com, and Homefinder.com
• Display your home to our sales staff and other agents by hosting an office tour.
• Promote your property by networking Heritage Real Estate, Inc sales people and active agents from other companies.
• Create a custom color photo brochure outlining the key property features.
• Mail just listed postcards to your neighbors, and targeted buyers inviting them to a broker open house.
• Create an enhanced Internet presence on realtor.com using “Office Showcase” upgrade.
• Design media advertising for the local newspaper (Herald Times Reporter, Lakeshore Chronicle).
• Schedule two open houses monthly advertising in the Sunday Herald Times Reporter, Lakeshore Chronicle, in full color. Plus open houses will appear in MLS, and Realtor.com open house upgrade.
• Feature your property in Home Finder magazine.

4.) Communication Program
A Heritage Sales Associate will:
• Send you a printed copy and a link to the MLS presentation for your approval.
• E-mail you links to all the Internet presentations for your approval.
• Visit your home bi-weekly to check on your home and refill brochures.
• E-mail direct feedback to you from all showings.
• Call or meet with you monthly to report on the activity and review market conditions.
• Constantly review our marketing strategy and adjust as needed to get your home sold.
• Provide snow removal and landscape vendors as necessary.
• Check on the home weekly when vacant to ensure home and landscaping remain in proper showing condition.

5.) Structuring the Sale
A Heritage Sales Associate will:
• Qualify the prospective buyers to be sure they are able to purchase your property.
• Negotiate in your best interest.
• Carefully review and present all offers for your consideration.
• Prepare a strong counter offer to create a solid transaction that will close on time with no surprises.
• Provide a detailed estimate of Sellers cost and net proceeds.

6.) Transaction Management
A Heritage Sales Associate will:
• Manage all the details of your real estate transaction.
• Arrange for all property inspections.
• Suggest reputable contractors for agreed upon repairs.
• Oversee the loan approval process to be sure your transaction closes on time.
• Coordinate the appraisal process to ensure proper value.
• Order the preliminary title report and review the condition of title.
• Order the HOA documents including the CC&Rs, budgets, by-laws and minutes of board meetings.
• Provide updated preliminary closing statements for your review.
• Stay on top of all other matters to ensure your real estate transaction closes on time and is hassle- free.

7.) Service after the Sale
A Heritage Sales Associate will:
• Arrange to wire your net proceeds into your bank account or deliver proceeds check if unable to attend the closing.
• Review the final closing statement to ensure accuracy.
• Provide you a copy of all your real estate transaction documents.
